Lease Details

Rent is due on the 1st of the month and late on the 4th of the month. You will begin receiving late fees on the 4th of the month.

At Atlas Mesa, you will be auto-enrolled in the Liability Program unless you provide and meet the requirements for personal Renter’s Insurance. The Liability Program is only $15 per month. The liability waiver program is not a renter’s insurance policy, and personal property will not be covered. If you choose to provide your own renter’s insurance, you must have at least $100,000 in personal liability coverage and upload your Declaration Page to the Resident Portal.

What's Included

All Utilities will be paid by the resident.  Utilities (electricity, common electric, sewer and water) – utilities are sub-metered and billed monthly through Billee. This will be paid through your Resident Portal with your rent installments.

Internet Fee $55 per month. 

Our units are not furnished, giving you the freedom to make the space truly your own with your preferred décor and furnishings.

Leasing Process

On our website, go to Apply Now and select your favorite floor plan.


Once the application is completed, a link from Verifast will be sent.  This is where you will confirm your identification and upload the proper income documents.  After approval, the lease will be automatically generated for you to electronically sign.

Yes, there is a $50 application fee per person.

No! Our entire application and lease process can be completed in the comfort of your home from any device.

Living at Atlas Mesa

Rent will be paid through the Resident Portal. We accept e-check, credit/debit card, and Money Gram. You can set up a one time payment or monthly recurring payments. There will be a processing fee based on the form of payment that you choose. You may also provide a check, money order, or cashier’s check to the office.

Our utilities are hassle free! No set up or deposits required. We use Billee to manage our utility billing. You will receive a bill each month from Billee with your usage breakdown. This amount will be applied to your account and paid with your monthly charges.  You will sign up for electricity through SRP and pay them directly every month. Internet will be paid through the online portal with your rent.

Valet trash receptacles are provided for every individual apartment's use. Valet trash service schedule is Sunday – Thursday. Please only place trash bags that have been securely closed in the valet trash receptacles. We will not collect loose trash - it must be in a bag. Please do not leave trash out overnight or on any days not listed above. A fine of $50.00 per bag will be charged if these policies are violated. Common trash receptacles/chutes are to be used for all other days that you need to dispose of your trash. Please break down any boxes before placing them in the receptacles/chutes.

Service requests are performed during normal working hours on weekdays on a first-come first-serve basis (except in cases of emergency). Any service requests should be reported to the office during business hours or submit your request through the online resident portal at the community website. If the service request is an emergency and the office is closed, our answering service will direct your call to the appropriate person. To ensure the highest level of safety for our employees, air conditioning/heating problems cannot be repaired in the rain or after dark.

In the event of an emergency of critical issues within your apartment.
If you encounter any of the following emergencies:

  1. Your central A/C is not functioning, and the outdoor temperature exceeds 80 degrees and below 60 degrees
    Fahrenheit.
  2. There is a flood that may cause damage to your apartment or neighboring units.
  3. An electrical problem arises that is not due to a power outage.
  4. Your refrigerator fails, risking the spoilage of perishable items.
  5. No working toilets. 

All our amenities, except our pool deck, will be open 24/7. You can enjoy our state-of-the-art fitness center, Co-working spaces, Sky Lounge, Social Lounge , and more whenever your schedule allows! The pool deck hours are 8:00 AM – 10:00 PM.

Your pets are part of your family, and that means finding a home that welcomes all of you! We welcome your furry friends at our pet-friendly residences! There is a 2 pet per household limit and the weight limit is 55 pounds. Regardless of weight, the following breeds are restricted: Pit Bulls and Staffordshire Terriers, Doberman Pinschers, Rottweilers, Chows, Great Danes, Presa Canaries, Akitas, Alaskan Malamutes, Siberian Huskies, and Wolf-Hybrids. The following animals are not allowed: birds, rodents, snakes, frogs, spiders, ferrets, or other exotic animals.

We want all of our residents to enjoy their living experience throughout their time at Atlas Mesa . We ask that our residents and their guests follow all Community Guidelines found in your lease including:

  • No glass containers by the pool area
  • Proper use of amenities or common area spaces
  • No smoking anywhere within the community
  • Pets kept on a leash at all times
  • Misuse of property safety equipment (fire extinguishers, exit signs, etc) 

Yes, apartment transfers are possible based on availability. If we have another unit open that meets your needs, we’ll be happy to assist with the transfer process. Please note that a $500 transfer fee applies.

You will receive a key fob upon picking up your keys. This will be used throughout the community including the elevators, common areas, and your unit. Simply place the fob on the reader and wait for the light to turn green.

At Atlas Mesa, we offer a package locker system for 24/7 package pick up access. You will register with Parcel Pending. Delivery drivers will place your package in a locker and an access code will be texted to you. If a package will not fit in the lockers or the lockers are full, the package will put into the package room next to the locker system.

You will have a designated mail box where your mail and smaller packages will be delivered.

Additional Questions

$200 for studio and one bedroom. $300 for a two bedroom, and $400 for a three bedroom.  These deposits are based on approved credit. Security deposits can be up to one months worth of rent.

Move-in fees include the security deposit, prorated first month's rent based on your move-in date, Internet Fee, and any applicable parking or insurance charges.

$75 one-time late fee due if payment is made on the 4th or later. Each day after the 4th, a $10 charge will be issued until balance is paid.  Residents will be subject to charge for any notices served.

Yes, we require a lease break fee of 2 times your rent amount. If you received any concessions at the time of move-in those need to be paid back as well.

Open parking is available at no cost. We also offer carports for $100 per month and garages for $225 per month.

Guests can park in the designated stalls or outside of our leasing office during non-office hours.  They will have to remove their vehicles during office hours.

Residents are limited to 2 guests per apartment.
